Navigating the Cayman Real Estate Market

Choosing the right realtor is a crucial moment in buying or selling a home. It can seem daunting, but it doesn’t have to be. Here we share a few characteristics to look for in finding the right realtor so you don’t have to go it alone.

Communication is a key element of choosing a realtor.  Once you have explained your communication preferences, your realtor should move fast, be reachable and attentive, returning calls or emails promptly to keep you updated at every stage of the process.

An initial conversation about your requirements will allow you to get a sense of each agent’s personality and determine if they are the right fit for you.

But more than this, good communication means being a good listener, being able to understand your unique situation, your requests, your preferences, and putting them into practice.

First-time buyers – we understand it is comforting to know the steps of how the property deal will come together, and a good realtor will be with you every step of the way.

Personal Rapport

It is essential that you feel comfortable that your realtor will represent you well. Feeling confident that your realtor will put your interests first, being honest, direct, and even realistic when needed.

Local Cayman Market Knowledge

Your realtor should have an in-depth knowledge of local Cayman market trends across all areas of the island.

Expertise means that your realtor understands how to negotiate in a fast-paced market. As your representative, they will guide you on accurately pricing your home and be highly knowledgeable on the whole home buying process, including stamp duty tax rules and exemptions, strata regulations and bylaws, contracts, reports, and due diligence.

Selling strategy

Does your realtor work for a reputable brand that can offer worldwide exposure to the largest audiences quickly? Can they provide the most comprehensive and high-quality marketing package available to represent your property?

You should expect your realtor to be able to explain how, why, and when your property will be marketed. Get a sense of the personality and style of your realtor. Are they friendly and approachable? Do they communicate well and explain their strategy confidently? These are signs that they will perform well on your behalf during negotiations later down the road.

For sellers, online exposure is vital; the importance of quality photography and videography cannot be overstated. Equally, the style and quality of the written content used to present the property. Most buyers will start their search online. You should expect your realtor to leverage technology and have multiple avenues for marketing your property, including a professional website, social media presence, online advertising, and, ideally, an extensive network to draw from to support their activities.

For buyers, how will your realtor apply their local knowledge to bring you the ideal properties to match your criteria? Consider also how quickly they can show you new listings and how well they communicate in the initial stages of meeting them. It is also interesting to explore negotiation tactics with your realtor and get a feel for their experience in securing deals for their clients.

CIREBA Members

Choosing a CIREBA Member means your realtor is a trained professional who must follow the association’s code of business standards, including real estate laws, due diligence processes, AML laws, contracts, and regulations to the highest standards.

Trusted referrals from friends or family within your network are a great way to find a real estate agent. But also ask around what do people say about the company and the people that represent it.

When you work with a professional realtor, you should expect access to a great network of buyers and sellers, ideally from global and local networks. Does your realtor also have a professional network of banks, lawyers, surveyors, inspectors, stagers, and landscapers to cater to any requirement? These are essential considerations.
